Abstract
The Region of Waterloo is rapidly growing and is expected to undergo a population increase of 57% over the next 30 years. Responding to these projections, the Region has adopted various growth management and mobility strategies to guide future development. This included introducing light-rail transit (LRT) to Kitchener, Waterloo, and Cambridge, which began operations in 2019. The introduction of LRT to the Region has potential to enhance urban mobility and shift development patterns; thus, coordinated policy frameworks have been developed by the Region and its Area Municipalities to manage transit-supportive development near LRT stations. This report examines transit-supportive development policy through case studies of two transit station areas along Waterloo Region’s LRT corridor. By analyzing these case studies, this report offers specific transit-supportive development recommendations to the Region of Waterloo, its Area Municipalities, and other LRT station area developments in Ontario and beyond.
